The Ranch
This ranch is unique in its rich, black soil, good drainage of crop land and pasture, plentiful supply of irrigation water, abundance of wild life areas and wetlands. The meadows and wetlands are dotted with Aspen and Willows making excellent coverage for livestock and wildlife. Numerous beaver, natures conservationists, help spread water from the creeks.
The ranch is surrounded by mountains with the Bob Marshall Wilderness to the north and Hoodoo Mountain in the Garnet Range to the east and south. Approximately 5 miles of Cottonwood Creek and Douglas Creek flows through the ranch. Numerous groves of aspen and pine trees are growing in Section 9 at higher elevations. Deer, elk, game birds and mountain trout are only steps from your ranch home. The nearby Blackfoot River and its tributaries, Brown's Lake, and the Nevada Creek Reservoir provide additional outdoor recreation opportunities.
This Mountain Ranch is located in Powell County with the county seat in Deer Lodge. The rainfall ranges from 14 to 16 inches annually with elevation varying from 4,400 to 5645 feet on the timbered Garnet Mountain foothills.
Full services and airline service are offered in Missoula and Helena, which are both approximately 60 miles from the ranch. Drummond is located 20 miles from the ranch with most household and grocery items being available, and Ovando is 17 miles to the West.
The ranch house is an excellent older three bath and four bedroom log ranch house.
Water Rights
The ranch has the 1st water right out of Cottonwood Creek, filed on May 1871 with 110 miners inches, and 20% 1st water rights out of Douglas Creek. It also has 500 acre/ft of water from the Nevada Water Users Association.
Working Operations

The ranch has been operated over the past twenty five years as a cow-calf operation, capable of carrying 350-400 pairs. The dry land crop acres (approx. 250) have been seeded to alfalfa and grass for hay or pasture. Approximately 1000 acres have been sprayed and seeded to Boisky Russian Wild Rye and tall wheat grass for improved pasture. Additional acres are in the process. There are approximately 1020 acres of irrigated and sub-irrigated land.
